Custom Home Construction
We are a Luxury home construction company in Perth. We can plan, design and build your dream home exactly to your requirements. On the former page “new home planning & design” you can find the first stages of the building process. Below we describe the construction phase.
Site works and retaining walls
At DNR Opulent Homes we have the right experience to cope with any site conditions. If your block is sandy and leveled general site works will be included in your quote. When your block is elevated or contains rocks, lime stone, or clay we will carry out the site works for you, ensuring your home is going to be constructed on "solid ground".
CONSTRUCTION PHASE ONE
Construction of footings, pad footings, reinforced slab and hard stands. In this stage the deep storm water and sewage lines will be laid before the slab is getting poured.
CONSTRUCTION PHASE TWO
Constructing external and internal walls to top plate height. In this stage the doors and window frames will be incorporated.
CONSTRUCTION PHASE THREE
The roof frame made of treated pine is constructed. The roof sheeting or tiling and the roof plumbing are done and the ceiling and bulk head frames are put in place.
CONSTRUCTION PHASE FIVE
In this stage we install the cabinetry and tops, and the electrical and plumbing fit offs. The painting is done, the garage door placed, and the landscape and drive ways finished.
The second fix is done: those items that are visible and done once the rest is ready, to avoid damaging them. This includes for example items like skirting, fittings and fixtures.
CONSTRUCTION PHASE FOUR ROUGH IN WALLS
Phase four includes the chasing of all services in the walls, plastering the walls, glazing, installing dry walls and ceilings, including the ceiling insulation, and the tiling of wet areas.
CONSTRUCTION PHASE SIX
The final inspection and handing over the keys and warranties of your new Luxury Home to you. Although you probably cannot wait to move into your new home, this is one of the most important stages in the construction. This is your opportunity to check all the details, make sure all construction has taken place to your requirements and no loose ends are left. This will avoid any issues in the long run.
